State of the business in todays economy

I haven't been here in quite a while but my car lots are not doing great, and the rental RE is fine. In my little town times are very tough.

I have been considering buying and selling some houses by creating notes and selling the note at closing. With the mortgage market being what it is, how badly is it affecting the note buying business?
