What buyers? Owner user buyers or investor buyers?

Again not sure what the question is...

Here is one way to consider using EQUITY FINANCING - (All cash) not debt financing to acquire your properties

E.G.
Assuming you are finding below market bargains with some equity going into the deal...

You might consider offering an investor who puts up $30,000.00 to you and allows you to pay ALL cash for the property a Total return of lets say 10% - however they get a nominal return of lets say 4% interest on their $30,000.00 cash (thats $1,200.00 per year or $100.00 per month) AND then "suspend" the other 6% interest due to them until the home is refinanced or resold down the road.

An alternative might be to give them 4% interest (again $100.00 per month cash flow on their $30K investment) and then also a share of the future appreciation (or growth) of the home.

Just a few thoughts....
