Uh, these sellers aren't motivated at all. Both properties are around a 7% cap rate. How are they motivated? Motivated means the seller really wants/needs to sell and discounts the price accordingly. They might be 'motivated', but they are overpricing their properties big time. Doesn't matter how you structure the deal, you can't make true monthly cash flow on these properties. Ultimately, you want to get the properties in your name to help with future financing. That doesn't happen with a lease purchase.
