In my experience, the best way to find the best deals is to develop relationships with brokers. Man of the best deals never get "out of the pocket." The best deals often never see the light of any listing service, but go straight from the broker's pocket into the hands of an investor they know can do the deal. An easy slam dunk. SO how do you become the go to investor? First, get clear on wat you are looking for, the types of deals, the investment criteria, the expected return, financing, etc. Then, find your brokers. The easiest way may be to go onto www.loopnet.com. Find a property that either fits or is close to fitting your criteria and call the broker. If this deal does not turn out to work for you, then just tell them, "This one is not quite a fit. Do you know of any others? And will you let me know if any deals come your way that fit my criteria?"
We have found that, more than sending out letters, calling on signs, or even spending hours and hours on Loopnet, the best way to find the best deals is to get to know some brokers.
