Buying Apartments

I am getting into real estate investments and have run across some apartments that look like they may be a great deal and have great potential. I have asked a few questions, but because of my lack of experience in this area I do not want to leave out any important questions. Does anyone have a good solid list of questions to ask the seller? Also, I could use some creative financing ideas so that I don't have to come up with anything up front. Thanks!
