If I were you I would be concerned with losing the commitment from the bank and not getting it again.I would suggest you charge him a lot of rent,like 3 times the normal rent and have your attorney hold enough in escrow for the next 3 months if he does not move,maybe that will motivate him to move quickly and if not hopefully it will make it worth your while
