Penny, for myself I just got a phonebook for the city of Indianapolis and got on the phone and made lots of phone calls. When I got ahold of the right people to talk to I entered their name and information we talked about on my ACT datebase. If they told me to call back in a couple of months I called back in 5-6 weeks because I know they would not remember. I sent e-mails to as many people as I could, Business brokers, leasing agents, business owners, whoever I thought might be decision makers or have contact with those that might help. In additional I had Dealmakers magizine and pulled as much information from it as possible.
I also sent a marketing flyer out to 30000 businesses around the Indianapolis marketplace, very expensive but it does get out to a lot of people. WE got some response but have not signed up any of those deals yet. I say yet because we are talking to some of those people and we do get a call even now 2-3 months after the mailing went out. This mailing was like $35,000 so you have your neck on the line to see if it works.
I have not done much door knocking because most of these businesses do not want to see some ugly fat guy coming to their door. I look much better over the phone. If you are attractive go out and knock on doors at least they would be up for appointments with you.
I went to a liquor license auction for the area I am located and was trying to buy a liquor license. My thought after losing a couple of resturants because of no liquor license I thought I better get that before I went after the rest. I now have been able to get the 2 rest due to those license and have lease income from those 2 businesses amounting to 1.2 million in rent. I think they will help also in the momentum of getting the rest of the space leased up to but there is no way I can set back and hope that is what will happen.
I had a leasing agent and in 10 months they got one 5500 sf space leased with one of their exclusive cleints, what I tought was a no brainer deal. I was not to impressed after so long.
I have tried to get another leasing agent but very difficult after I bring up the fact that I want to be able to work with some people that I already have an association with due to my work. Well I can tell you that I have not found one leasing agent that is not threatened by that. Maybe there are leasing agents here and maybe even good ones but I do not have a great impression of too many. Most want to stick a sign in the yard as I have done and wait for the calls which are few and work those deals. Unless an agent would prove otherwise and I will be glad to let them but few have the guts to take that deal on. I talked to a guy the other day I told him I would pay him a portion of commission on my deals up to the limit of what he brought to the table. To me there are few that will take that challenge. If they will not take this from a rookie like me with only the contacts that I have developed what have they got to offer. They ought to be able to prove something to you more than they may be able to do something, to me they ought to have solid relationships they can bring to the table.
