How to get started as commercial bird dog?

I am new to real estate and want any advice as to how to get started as a commercial property finder that works on commission. How do you locate investors?Should i contact the bigger firms-like Grubb and Ellis, Prudential Commercial or others? What avenue should i take? Thank you, Dan
