1. Why is the cap so high? When the cap gets up there it sets off warning bells ie bad neighborhood, high risk something.
2. What is the occupancy rate?
3. Pro Forma is meaningless, just some numbers that a broker or owner made up. What are the ACTUAL numbers?
4. Double check the expenses. The look a tad low though not ridiculous ie maybe that NOI contains ZERO for a management fee.But yea.. maybe.
