I'm just trying to help a distressed owner of a 14-unit apt in Phoenix. They're willing to sell w/ sub2 or owner financing(wrap). They just want out.
They owe $495K, w/ a monthly payment of $3018.
8 1/1 units
6 2/1 units Rent $550/mow/ a pool
The only way to make this work is to short sale or reposition somehow since there's no cash flow w/ the current debt service.
