Anyone considering this be very wary. In Phoenix rents are under A LOT of pressure right now.
Sub2 or wrap is NOT a good idea. I would guess that short sale or REO is the only way this makes sense.
I have seen 2 dozen properties just like this one in the last 3 months. So don't think you can fix a problem that the current owners couldn't.
