We've been using laminate for about 3 years now, it holds up to most everything and the nicest part is that you can sweep, mop, and put the rent sign up in most every case... Carpet was a big bane in my existence as well!
I'm expecting to get roughly a 5yr+ wear life outa the laminate we are installing, we are using a German import green back product with a 25 yr warranty. The key to this is the greenback, it's some kinda water resistant product added to the flooring by the manufacturer. It doesn't work in bath's or laundry area's and we simply use cheap vinyl... Scott and Tony are using ceramic tile in those areas with good results.
