you convinced me a year ago and I now do greenback laminate in all areas in all my rentals as thet need floor covering.

Several investors from this site have been in my personal home. and I put laminate in an entire 32 X 80 4/3.Over a year old and I love it. Swiffer to sweep up and a side benefit is A/C filters only need to be changed every 3 month versus evey 3-4 weeks.

Something not discussed is the underlayment pad. my advise is use it. We did a resale home without and after 11 months got the home back...every step in the home and there is a squeak noise....drives me nuts. We ended up pulling up floor and most base molding and placed underlayment down...nice.

We buy rolls of the stuff and it averages 3 bucks per yard.9 bucks for laminate but we see where laminate will last years versus carpet maybe 2 rentalcycles. The last 16X60 I did cost me 1300 in material (laminate and pad).217 for base molding and 720 labor for laminate and molding. Made the home look brand new...what a difference.

Carpet pad in my area costs 75 per roll for 35 yards and this is "cheater" pad 8 pound costs me 99 per roll!!!

I am soooo done with carpet and pad. The realtest will be durability. As an aside we notice laminate homes rent easier than carpet floored homes.
