I am also in No Ca. My partner and I checked out parks in the area when starting. The biggest issue I see with doing LD in the area, including SJ are twofold:
1. Lots rents - I've seen lot rents up to $900/mo. Its very difficult to be able to absorb any down time in case you do not have it leased out
2. Every park we checked out did not allow renters, only buyers. The potential issue if you try to to sandwich Lease Option is that the parks will see these are renters and not allow it. Not sure as every situation is different.Also, I have DOW and the Dave Reynolds book. DOW is geared towards MHs. Dave is focused in parks, not homes. If you are looking at parks, then I highly recommend his materials.
