Is this deal worth a look?

I'm still new to the mobile home business and figured i'd get a few LD's under my belt before looking at MHP's but this one just came along and am curious if you guys think this is worth looking into or at what price would it be worth having a look?

Also it is 2 hours away from me, should I pass on it alone due to this?

Its a 10 Pad Mobile home park,each pad is individually metered for gas, electric and water. The total land size is about 2 acres. Decent amount of amneties near the park and its also located within city limits.

There are 2 homes in the park paying $150/mo lot rent that have been there for years.

I know this isnt a whole lot of info but the owner is looking for $54k for the park.

I'm hoping based just on that info you can tell if its a def no go or worth investigating?
