Tomorrow i'm going to look at 2 lake lots in a gated community near a lake. The total of the 2 lots come to about 1/2 an acre. The owner says it would be possible to put a mobile home on the lots, but it would need to be less than 5 years old or build a home that is bigger than 500 square feet, which is the community rules. The community has tennis courts, pool, public boat dock and general store.
I seem a little wary as the asking price is only $3k for both lots. According to the owner, her lot neighbors have a mobile home on their lot and it uses city water, we would just need to get ours hooked up. I'm not too sure whats involved in getting electricity to the lots, hopefully you guys can help me with that?
I might also need to do a bit of clearing away to get a home on the lots but the owner hasnt been there in so long that she can't really say. The lots have been in her family for 25 years, but they have only used it as a camp site.
Does anyone have an idea of what other costs i'm looking at to get a bare lot ready for a mobile home, and what those costs would work out to? Anything other questions I should be asking when I go take a look tomorrow?
