I won't know anything else until I go to the community tomorrow, but this is part of the Ad from the owner who is selling the land:

There is a once a year fee of $300.00. This pays for all the upkeep behind the scenes. Roads, Docks, clubhouse upkeep, etc... It may seem costly at first, but the other communities charge about that much a MONTH for their fees. You won't find as nice a community for the same price I promise.

The property owners association has some guidelines about what you can put on these lots as far as homes are concerned. Although they are not as strict as some, they are serious about these guidelines and they cannot be amended. You may have a mobile home on the lots, but it must less than 5 years old. If you choose to build a home on the property it must be at least 500 square feet. No RV"s are allowed as well as no tent camping on the lots. Sorry, I do not make these rules. These lots have been in my family for over 25 years and we are selling them because financially we don't have any use for the property anymore. We will never be able to build on the lots so we figured it was time to let them go to someone who could enjoy them.

Does this still make you think i'd only be leasing the land from the community?
