Owner seems too eager to sell.

There is a park owner that just seems too eager to sell all his homes in his park that he's financing. His reasoning is he just can't seem to manage the homes he has for sale in the park, so wants to sell them all to Lonnie Dealers (never heard anyone openly mention this in an Ad) and even suggests that everyone get DOW if they haven't already cos this is a good way too make money etc. Yet a few lines down he is willing to finance to investors.
Should one be worried about keeping too many homes in one park? Lets say I get a "great deal" and buy all of this owners homes in his park. Whats to say he can't ask me to get all the homes off his land?
Something just doesn't sound right about this, but i'm still very new to this and could be looking too deep into it, But why would he say he can't manage them from out of state and then want to sell them on terms again?
