Usually this type of question is dependant upon the buyer's financial situation. I agree that you should be compensated for the rent if you paid it. How you are paid is the next question. If they have the cash, roll it into the "closing." If not then finance it or work out whatever works for both you and them. I don't think you need a standard procedure here. Shoot from the hip.
