Remember the personal property taxes. They may need to be prorated also. Don't forget to take the utilities into comsideration. In Washington we have excise tax and title transfer and other items to figure out also. If I do it myself I just add an addendum page on the contract and spell it all out. Lately I've been using an escrow company, only $200 per side. They handle all the details, all the filings, and all the baloney. Also,I've found buyers are more comfortable making out a check to an escrow company for the earnest money deposit rather than give it to me personally.
