You mention a piece of property giving me the impression that you’re purchasing unimproved property, either raw land or a lot. With the limited information you’ve provided us and in this market, I would buy land with a seller carry-back.

Traci, this is a buyers market, not a sellers, especially with dirt.

You mention obtaining your $55,000 from the sale of another property, that means you’re also doing a 1031 exschange.
