The large type doesnt offend me, it justs keeps me from reading the posts. Kinda like when you are flipping through a Auto Trader and all the ads run the same way, except the one guy who thought it would be cool to turn his ad sideways. I will make no extra effort to turn my entire book sideways just to see what this moron has to offer. Just simple marketing really.......you should get the reader's attention but require as little effort on their part to see your ad.
With that said, you are in the mecca of real estate information. As far as financing goes, I've had the best luck with small local banks. There as flexible if not more flexible than a HML at a fraction of the cost. See my post in the financing section from last week titled "Why Small Banks Rock" for more info. If you really want to go the HM route try craigslist. You could also finance short-term through a peer-to-peer site called Prosper. Oh and for those who dont know this I dont work for either of those sites.
