Need Help quickly!!!!

I am in TX and I have a found a house that I want to buy,
the problem is the house is in a very small town, like 4,000 people. The house is move in ready and it is a 3/2/2 1,500 sq ft.
A house that size in this town sells for $55,000-70,000
I can buy the house for $18,000. I can put down $10,000 but I have bad credit. The banks down there don't deal with you if you don't live there.

Any advise is helpful
