If those numbers are accurate, A hard money lender in the local or surrounding area should be able to help see you through. Or call the Investors in the area and ask to partner. With bad credit, getting a loan of that size (or any size these days) is going to be a tough thing. You did not mention whether you were buying and holding (sounds like you are) or buying and selling. If you are quick flipping this it should be relatively easy with knowledge from this site.

Nice problem to have IMO.
