Down Payment Assistance

Hello group:
I'm from Syracuse, NY and I need help getting a down payment of $30k for a $90k loan on a property that will appraise for no less than $150k. My credit is in the dog house and I'm a fulltime college student living off student loans and grants. Any help or direction is greatly appreciated. Thank you.
