Simultaneous Closings for REOs

I want to pursure deals with simultaneous closings and was wondering what obstacles from the bank(s) others have been facing. I have found trransactional funding sources but when I read Wells Fargo's new guide lines for flipping and it seemed they were all but saying a flat out no to flips.
