Before you make this loan I'd sure advise your checking CA usury law, also CA residential OO loan law.
Here in WA one has to be a WA State licensed residential mtg broker to legally brokering such a loan.
Not many rules in most states about a true commercial non-OO loan but CA may be different and you need to know all about that before going into it.
