Owners willing to Carry @20-25% need good loans

Hey guys,
I have a couple of deals that I am working on where the owner are willing to hold seconds if I get 75-80 percent of the deal financed. Are there any programs out there that will accept my deal. I have a strong balance sheet and good expierience, please let me know your thoughts.
