I own a triplex. There are two huge trees on the adjoining property. The branches encroach upon my property and the tree roots are growing toward my units. If the trees fall, they will fall on top of my units. I spoke to the owner and he is not cooperative. Is there anything I can do legally to protect myself and/or force him to cut the tree down and also take the roots out?

To the extent that the tree hangs over your property, you may trim it, so long as you do not damage or kill the tree. Your locality may have ordinances regarding this issue and may take action on your behalf. Contact your city and county government offices.
