It sounds like you're on the right track, although it's impossible to say without actually reading your business plan.
I used Steve Cook's "Real Estate Investor's Business Plan" as a template. It is 14 pages. Mine got whittled down to 11.
Incidently, I've rarely used it. I've given it as part of a portfolio to several people, such as appraisers and lenders. I doubt they read it, but at least it's professionally written in case. Your venture capitalist will probably read in more detail. I would gear it toward to him in terms of his level of understanding of real estate.
Much more useful to me has been "The Business Development Program" from the book "The E-Myth" by Michael Berger. It's more of a detailed manual of how to run the business, as if it were the prototype of a franchise. It really helped me clarify my goals and plans, and to analyze and quantify my results.
