What is everyone charging these days to move someone into a rental. I've done lease options in the past but I believe I'm going to try a straight rental. If they want to buy it all they have to do is let me know.
The only advantage I've found to leasing with the option is not doing the DEFERRED maintenance. I think the month to month will give me more control.
My thinking is that I've never been able to get much more than $1500 for the option and first months rent or maybe $2200. I'm thinking of asking first and last months rent and a deposit in the neighborhood of $350 for total of just under $2k. I'm not sure if I can get it yet.
I've had a high turnover rate for seven years now and the cost is high. I'm trying to fix the problem by using a month to month which gives me more control but is actually exactly what I don't want and that's turnover.
