Nothing to stop you from trying. I too was/am concerned with getting stiffed on last months rent. With the first one I took $600 deposit because it is slighty less than a full months rent. My plan is this....if they try and just pay me $50 and tell me to keep the deposit for the last month I will refuse the partial and demand full rent. If they dont pay I will file the "pay or quit" notice or whatever it is called. I am hoping that will prevent last month stiffies.
