I agree with all that Rich. When I rented my the first one last week, it was my FIRST one. I made them pay with money or cashiers check. I made the deposit $50 less than rent so that in case they tried to pay me $50 and the deposit for the last month, I could give them the pay or quit notice. My lease states pretty much the same as yours. I am using the CD of forms that came with Every Landlords Legal Guide. So far I like them. The only thing that I felt it was lacking was a list of tenant rules. I ended up finding one in Property Management for dummies that I put in WORD form.
I ran basically the same vague ad for both houses with only the change in price from $650 to $700. I noticed that while I didnt have as much interest in the $700 house, the caliber of people seemed a notch higher. I showed the first one to at least 15 people. The second one was showed less but most turned in apps. Whereas I think I talked a lot of the people that I was pretty sure I didnt want as tenants out of doing so on the first one.
I had this one guy that tried multiple times to write me a check at the showing. I told him to turn in an app and we'll start there. He was ready to rock n roll and claimed he would fax me first thing in the morning. Never got it.........I bet I could play basketball with that check he tried writing.
