Personally I don't like the term "war zone," but that's just me.
The ARV is probably $60k - $70k. The investor who bought it told me it needed to be rehabbed, so I'm guessing $30k for the repairs.
I didn't investigate it at all because of the fact that it was occupied. I prefer vacant houses because I can fix them up and put in my own tenant.
The investor had to help the tenant move out. She was a nice lady, but her rent was way to low, so she had to go!
