There has been new legislation in my state also. I have stopped dealing directly with people in foreclosure. With the change in the market there are now lots of properties in the MLS that are potentially good deals. For a couple years I did not buy anything off the MLS. Now I'm starting to find a lot of great deals. My advice would be to look at the MLS and at auctions. Determine what price you have to buy at for the numbers to work and don't pay more than that.
