The two are not necessarily mutually exclusive, i.e., you can do both, concurrently.
I have had plenty of deals whereby I Optioned to buy the property subject to the existing loan(s). Hence, these are not either/or choices.
MAybe it would be better if you'd give an example of what you think/thought would be a conflict if done in the same transaction.
