Cork, I am here in IE Chino Hills areas and I am looking close to my home; Fontana, Menifee, Rialto, Corona Pomona etc. Yes there are more expensive than Victorville where I see 70K homes. Why are you interested in high desert: low price entry, what about jobs? But I imagine if you buy good homes with low purchase (or even better owner financed or sub2) enough to cash flow and beat other investors and landlords, then it might work. What are your exit strategies?
I believe locations close to jobs are major employers including state and colleges are important.
