Need some devil's advocate on this idea. Losing my job in June of this year. I am thinking of rolling over my 401k into a self-directed and buying a rental house for cash. If I can net 8-9% return after all expenses, what is the down side? I am a current landlord with two properties and have been for 15 yrs, so I know the what I am getting into rental wise.
Returns grow tax deferred and I have possible apprecation on top of the actual return %.
Please advise of the downsides other than the obvious of landlording, loss of property value, etc.
