I too have been going to the probate court a few hours a week. My brother attended Rick's seminar (said it was great)and I am the lucky benefactor of his actual book (has page numbers)An Insider's Guide to Probate R.E. Investing and its companion- Inside a Probate Sale. I have enjoyed the book and have learned a lot. But I am finding that the appraisals are too high-as in 30,000 to 40,000 to high (he did mention this in his book) Also, it seems I am either too early or too late as in the property is already on the MLS, sold or the power to sell has not been fully granted. There is a Probate Sale Flow Chart (for agents) but I havent found one for simply as a buyer. Also, does anyone have any idea how to organize the information. Rick mentions how he does it but as I do work this cannot be a full time job (not yet anyway). My questions are: At exactly what time do I make contact and what is the best method of organizing this information as there is so much of it. Rick, you mention different databases with free r.e. information but dont specifically name them. Can you answer these questions or would Kristine be willing? Thanks in advance and thanks for the book-yes I know my brother paid for it and I already thanked him.
