Keep in consideration in which the neighborhood was built. I myself have come across this issue in which the remedy was about $72K to repair. I passed.

Soils vary from sandy loom, decomposed granite, to clay, etc. Most people will say dirt. The unknown factor is what is the soil type at the bottom of the footing? At one time, I had a map of room additions completed so I knew to adjust costs for my footings labor (digging). Prices adjust accordingly although they were much higher in instances, but I didn't lose money like the other guys coming in cheaper.

What is the history of the area? What was the area being used as before 2003? This may assist in the understanding to why it settled in the first place and would give to you further insight if it will repeat in the future.
