1 - Negotiating a short sale on a sfh, still in progress. Normally I'd buy them, fix, and sell. Having got my realtor license, can I list this property for sale now before the final short sale agreement is made and the closing takes place?
2 - Got a motivated seller willing to sell at 70% ARV, very minor repairs needed. Desired area, comps sell in less than 2 weeks. Informed the seller that listing his property would fetch him more money, but he just wants out and fast. Can I sign a contract to purchase from him, and list it right away for sale at full price without getting in a legal pickle and upsetting the seller?
